ACC Request – New Construction & Exterior Improvements
Making changes or improvements to your home or property? Planning new construction?
All exterior modifications within Kipling Oaks require approval from the Architectural Control Committee (ACC), as authorized by the Association’s governing documents.
This includes new construction, additions, structural changes, fences, driveways, pools, and any visible exterior alteration.
ACC Review Timeline
The ACC has up to 30 days to review and respond to your request.
Most requests are processed sooner, but please plan accordingly.
If your project needs approval sooner than 30 days, please note this in the project description. The ACC will attempt to accommodate when possible, but expedited approval is not guaranteed.
Once approved, work must be completed within 6 months.
County permits may be required, especially for properties located in the floodplain.

The ACC will review your request and provide approval or feedback.
Required Documentation for Architectural Review
To ensure a complete and timely review, the following documentation must accompany any request involving significant construction or exterior modification. Incomplete submissions may delay the ACC’s evaluation.
Construction Plans
Provide scaled or dimensioned plans showing the height, length, width, and overall design of the proposed improvement. Hand‑drawn plans are acceptable if clearly labeled and legible.
Property Survey (“Plat”)
Submit a current survey showing setback lines, easements, and the exact proposed location of the improvement. All structures must be shown in relation to property boundaries.
Visual Representations
Include photographs, renderings, or drawings that illustrate the appearance, style, and placement of the improvement.
Materials and Finishes
List construction materials, color selections, etc,.
Additional Requirements for Pool Installations
Pool applications must also include:
- Planned equipment location
- Drainage plan demonstrating that backwash and overflow will not impact neighboring properties
- Ingress/egress plan.
When Documentation Is Required
Documentation is required for any project that materially alters the structure, footprint, or exterior appearance of the home or property.
